The Tenants Voice publishes general information about UK tenant rights and landlord obligations under English and Welsh housing law. We are not solicitors, we do not provide legal advice, and we do not represent tenants or landlords in any dispute. Information on this site is for educational purposes and is not a substitute for professional advice from a qualified solicitor, Citizens Advice, Shelter, or the Housing Ombudsman.
Information, not legal advice
Every article on The Tenants Voice is written as general information about UK housing law as it stands at the date the page was last reviewed. The application of the law to your specific situation can depend on the type of tenancy, the date it began, the conduct of both parties, the local authority area, and other factors that we cannot assess from a published article alone.
If you face a possession claim, a deposit dispute, a disrepair issue, an eviction notice, an HMO licensing issue, or any other matter where the outcome materially affects your home, your finances, or your livelihood, you should obtain professional advice. Free options include Shelter, Citizens Advice, and your local council's housing advice team. Legal aid may be available for those who qualify financially.
Currency of information
UK housing law is changing rapidly. The Renters' Rights Act 2025 began commencement in 2025 and continues through 2026. Awaab's Law took effect for social housing in October 2025. The Decent Homes Standard is being extended to the private rented sector. We update content as the law changes, but time-sensitive information may not always reflect the most current position. Always check current statute on legislation.gov.uk and seek professional advice for your specific circumstances.
Data drawn from public regulators
Where The Tenants Voice publishes data drawn from public regulators - including the Housing Ombudsman Service, the Regulator of Social Housing, the Ministry of Housing, Communities and Local Government, and the Office for National Statistics - the figures are reported as published by those regulators. Counts of decisions, severe maladministration findings, governance grades, and other regulatory data are matters of public record. The Tenants Voice does not assert wrongdoing or fault beyond what regulators have formally determined and published.
Regulatory status
The Tenants Voice is an editorial publication. The Tenants Voice is not regulated by the Financial Conduct Authority and is not regulated by the Solicitors Regulation Authority. We do not represent tenants or landlords in legal proceedings, regulatory complaints, or claims processes.
Tenancy deposit lead intake (Deposit Recovery Claims Ltd)
The deposit-claim enquiry form on this website (where present) is operated by Deposit Recovery Claims Ltd, a company registered in England and Wales under company number 09951177, registered office Unit 2a Cowm Top Lane, Rochdale OL11 2PU. Deposit Recovery Claims Ltd is the data controller for any information you submit through that form.
Tenancy deposit claims under sections 213 to 215 of the Housing Act 2004 are contractual and statutory claims and are not "regulated claims management activity" within the meaning of the Financial Services and Markets Act 2000 (Claims Management Activity Order 2018). Deposit Recovery Claims Ltd is therefore not required to be authorised by the Financial Conduct Authority for this activity.
Deposit Recovery Claims Ltd is an introducer. Where you submit an enquiry, Deposit Recovery Claims Ltd may share your details with a solicitor partner (regulated by the Solicitors Regulation Authority) so they can assess your claim and contact you directly. The solicitor may pay Deposit Recovery Claims Ltd a referral fee for the introduction. You have the right to instruct any solicitor of your own choice and are not required to use ours. The legal services that follow any successful introduction are provided by the solicitor, not by Deposit Recovery Claims Ltd, and are subject to that solicitor's terms of business and SRA-regulated complaints procedure.
The Tenants Voice does not handle deposit-claim enquiries; it only hosts the Deposit Recovery Claims Ltd form so tenants can self-refer.
