Under sections 213 and 214 of the Housing Act 2004, a landlord who takes a deposit on an assured shorthold tenancy must protect it in a government-approved scheme within 30 days and give the tenant prescribed information. Where those rules were not followed, a county court can order the deposit's return plus a penalty of between 1 and 3 times the deposit.
