A rent repayment order lets a tenant claim rent back from a landlord who committed certain offences, such as running an unlicensed HMO, illegal eviction or breaching a banning order. Since 1 May 2026 the Renters' Rights Act 2025 raised the maximum from 12 months' to 2 years' rent, and applications can be made within 2 years of the offence.
